Only small dogs and cats are allowed. A small dog is less than 50 lbs in weight.
A pet rent of $25 per pet applies. This will be a maximum of $50 total in additional rent.
Pets must be listed on the lease. If a pet is not listed on the lease, the lease will be considered violated. Tenants are responsible for seeking a lease amendment BEFORE bringing the pet into the rental property.
When outside, pets must be kept in a kennel or should be on a leash.
Tenants assume all liability for the actions of their pets and for the damage caused by their pets.
All rent payments must be made via the Turbo Tenant portal. Payment options include ACH bank transfer and credit/debit cards. ACH transfers are free and credit card transactions are subject to a fee.
Partial payments will be allowed as long as the full payment amount is paid in full by the due date each month. Failure to do this will result in partial payments not being accepted.
For late rent, there will be a 5 day grace period. After the grace period has passed, a 5% late fee will be assessed. This will be 5% of the remaining rent due.
Once the late fee has been assessed, the tenant(s) will be given five more days to pay the total amount due. If this is not paid within that period, a notice shall be served prompting the tenant(s) to pay the total amount due or to vacate the property. This notice is the seven day notice mandated by Alabama and once the seven days have passed, an eviction will be filed for if the property has not been vacated OR if the total balance has not been paid in full.
